The redevelopment of the Police-Citizens Youth Clubs (‘PCYC’) Fortitude Valley facility is moving forward in 2020 and will be a welcome contributor to Brisbane’s inner city community facilities and job creation. Wholly funded by winning local bidder Silverstone Developments Pty Ltd, the development will create around 162 jobs during its construction.
The completed transformation is scheduled for completion during 2020. During construction of the new PCYC building, gym-goers and the community will be able to keep using their facilities.
The QLD State Government and PCYC Queensland asked for competitive bids from the private sector to deliver the new facility, awarding Fortitude Valley-based Silverstone Developments Pty Ltd the contract to re-develop part of the 458 Wickham Street site. The company has a strong record of developing significant developments and heritage building restorations in the district and adjoining suburbs Teneriffe and Spring Hill.
For more than 50 years PCYC Fortitude Valley has supported the development of local youth with programs and services including youth leadership and development, sport, crime-prevention and more. The important local project will enable PCYC to continue its support for inner-city youth and to provide additional community facilities and services that will include new boxing training, gym, and basketball facilities.
After the refurbishment of the PCYC facility in approximately mid-2020, Silverstone Developments plans a 12-story commercial development on the rest of the site. A development application has been submitted for a 14 storey, 8,000 sqm commercial tower and a four-storey, 1,555 sqm PCYC building.
QLD Development and Planning Minister Cameron Dick said the project is an opportunity to upgrade ageing infrastructure. The Fortitude Valley precinct is one of Brisbane’s fastest growing areas, with a projected population growth of 4.5% p.a. over the decade ahead.
The redevelopment is proceeding alongside another exciting Fortitude Valley redevelopment in progress at the run-down Waltons department store site at 240 Brunswick Street and 11 Overells Lane. In mid-2019, Sydney-based fund manager Millinium Capital lodged a development application for the first stage of a $180 million international university campus, with a 12-year pre-commitment from a leading international university.
This first stage is scheduled for completion by end-2020. The proposed second stage will feature a 30-storey tower combining student accommodation, co-living, and co-working facilities. While demolishing the former Waltons store and part of the Braggs building, it will keep their historic facades.
A new public plaza, a link to the station from Brunswick St and a proposed retail precinct will revitalise the site. Overells Lane will have new access to the station and the building.
The area is undergoing further transformation with the mid-2019 opening of the 3,300-capacity Fortitude Music Hall, approval of a new cinema complex within the Valley Metro Centre and the creation of landscaped public spaces.
