Senior Contracts Administrator

Job description

Senior Contracts Administrator | $50M Health Project
Location: Just outside Brisbane CBD
Package: Highly Competitive Base + Super + Benefits
Project: Complex Health/Institutional Facility

About the Company
A well established builder is one of Australia’s oldest and most respected privately owned commercial construction companies. With over 50 years of empty sites transformed into landmark social infrastructure, health hubs, and commercial precincts, they have built our reputation on stability, quality, and people.

While our national footprint and financial strength place them firmly among the top-tier builders, their culture remains refreshingly family-oriented. They don't believe in rigid corporate bureaucracy. Instead, they empower their teams, celebrate local success, and maintain an open-door policy from the site shed to the state manager.

Why people join us—and stay:
  • True Work-Life Balance: They actively manage project resourcing so you aren't burning the candle at both ends.
  • Genuine Pipeline: They are highly diversified across health, education, retail, and defence, meaning long-term career certainty.
  • A "People-First" Culture: High staff retention, strong camaraderie, and a collaborative, non-adversarial approach to sub-contractor management.
The Role
We are seeking an experienced Senior Contracts Administrator to spearhead the commercial delivery of a highly complex, $50M health infrastructure project located on the fringe of the Brisbane CBD.

This is a high-stakes, technically demanding build requiring meticulous attention to detail, strong head-contract awareness, and the ability to manage sophisticated stakeholder dynamics inherent to live health environments.
Reporting to the Project Manager, your responsibilities will include:
  • Managing the head contract commercially, identifying variations, extensions of time (EOTs), and mitigating risk.
  • Leading the procurement process, including scope scope-scoping, negotiation, and letting of major trade packages.
  • Administering sub-contractor accounts, progress claims, variations, and final accounts.
  • Providing accurate monthly cost reporting, forecasting ($CTC$), and cash flow analysis.
  • Mentoring and developing junior CA staff on-site.
About You
To be successful in this role, you will be a seasoned commercial professional who thrives on the complexity of institutional builds.

Requirements:
  • A Bachelor’s degree in Construction Management, Quantity Surveying, Engineering, or a related discipline.
  • Minimum of 8 years plus of experience as a Contracts Administrator within the Australian commercial building sector.
  • Proven experience on health, laboratory, or highly serviced institutional projects valued at $30M+ is highly desirable.
  • Expertise in managing complex variations, latent conditions, and staging constraints.
  • Exceptional negotiation and communication skills, with a track record of building collaborative relationships with clients, consultants, and sub-contractors.
  • Proficiency in modern construction financial software (e.g., Jobpac, Procore, or similar).
